Youngstown Flats
This $32M, multi-family housing facility included new construction of 183 residential units, 10 live/work units, and 2 levels of below-grade parking, to accommodate 247 vehicles. The 275,000 SF project consists of five levels of wood construction over two levels of cast-in-place concrete with post-tensioned concrete decks. Amenities include a community lounge with kitchen, a dining/party room, rooftop deck, theater, fitness rooms, billiards room, dog run, and bicycle storage. Although not required, the project incorporates numerous practical and cost-effective sustainable features such as a green roof, rooftop garden, daylighting, and low-emitting materials.
During construction, Absher partnered with Legacy and PB Architects to develop a unique resident entry sequence. The challenge was to create an inviting space for the leasing offices along with a separation wall between the workout space and lounge, while visually tying in the surrounding industrial area. Absher developed a concept of structural steel, glass and distressed brick that was easy and cost-effective to erect and met the aesthetic desire. Absher provided input and rough-sketched the space that PB Architects finished with the interior designer. The result is a unique and pleasing building feature that tenants are proud of, and that building maintenance can easily maintain.
