The Challenge
Revitalize an unsightly City of Tacoma-owned Garage and freshen the downtown landscape through development of environmentally responsible Class A offices in the space above the garage and retail space at the ground level.
Solutions
Our team’s proposal was selected as the only concept presented that intended to adaptively reuse, rather than demolish, the existing structure. The final design retained 57% of the original garage yet visually had the appearance of a brand-new project. The city was able to renovate and construct garage parking at a value less than replacement cost and enabled a developer to provide for three floors of retail and commercial space.
